List your trades, areas and registrations for free

Add your trades, the ZIP codes, postal codes or cities you serve, your phone, email and website, a short bio and your registrations. US companies add a state license, and Finnish companies add the business ID (Y-tunnus) and prepayment register status.

Homeowners call or email you directly, or send a request from your profile. When a homeowner asks several pros at once, Plankbook sends the request to up to 3 pros who list the area and project type, starting with those that received the fewest recent requests.

  • Keep the listing free, with or without the job tools.
  • Share your own project request form on your website too.
  • Reply to each request with a price range and the weeks you need.

Give each homeowner one link for the whole project

Every project gets a private portal. The homeowner opens it without an account to see today's update with photos, the schedule, payments, invoices, documents and your message thread.

When you need a decision, the portal asks for it. The homeowner accepts the estimate, approves a change order or chooses a selection by typing their name.

Price every change before your crew builds it

Once the homeowner accepts the estimate, scope and price change only through change orders. Each one carries a price and the working days it adds, and the homeowner approves it in the portal.

Only approved change orders change the contract, budget and schedule, and only approved ones go on an invoice.

Many overruns start mid-project. Of homeowners over budget in the 2026 Houzz & Home Study, 35% upgraded materials and 31% changed the scope during construction (Stacker, read 2026-10-21).

  • Show selection prices against the allowance before the homeowner chooses.
  • Create the overage change order when a choice goes over the allowance, approved in the same step.

Check each deposit and draw before you send it

Set a deposit, progress draws tied to phases and a final payment. Plankbook checks the deposit against your state's cap, such as $1,000 or 10% of the contract in California, whichever is less.

Before an invoice goes out, Plankbook compares your billing with the value of the work done. Billing ahead needs a written reason, and the reason stays on the invoice.

Houzz's 2026 business finance report found that 76% of builders and remodelers hit a cash-flow gap at least occasionally (Houzz Pro, read 2026-10-21). Draws tied to phases go out as each phase finishes.

  • Record which lien waiver you gave with each payment.
  • Invoice approved change orders, and bill time and materials work with your markup.
  • Work in euros if your company is in Finland. The state deposit checks apply to US companies only.

California limits the down payment to $1,000 or 10% of the contract, whichever is less. This deposit is $1,000. Business and Professions Code 7159(d)(8)(C).

Know your margin while the job is still running

Post supplier bills, subcontractor invoices, permits and crew time to cost codes. Crew time counts at each person's labor cost.

Plankbook sets actual cost against the estimate budget for every cost code, with planned and projected margin side by side.

Post a daily update from what your crew already recorded

Click Draft today's log and Plankbook gathers the day's crew hours, phases started or finished, tasks done, photos and approvals.

Edit the list and post it to the portal, or keep a log internal. When an owner turns on AI, Plankbook rewrites the facts as an update for the homeowner, and you review it first.
